How many lots are for sale?
There are 56 lots of land.
What is the size of the lots?
Lot sizes range from 598sqm – 1592sqm
Is the land ready to be built on?
Once the services have been installed and council have signed off on the linen plans, the developer will register the subdivision with the Land Titles Office, once registered you can settle and then build.
What can I build on the blocks of land?
The developer hasn’t imposed additional restrictions on the type of dwelling, construction or colours to be used when building. When planning what you are going to build you should refer to the DP and 88B Instrument, Sutherland Shire Council’s requirements under their current Local Environmental Plan (LEP) and the Rural Fire Services Guidelines.

What is the fire set back zone?
There are further restrictions on Lots that have a Fire Setback Zone (area F) on them. We recommend you visit www.rsf.nsw.com.au for more information.
What Services will be installed?
Construction works have been arranged for electricity and telephone to be commence shortly with the contract expected to be over a 6 week period. Underground supply of electricity and telephone services will be provided. The power supply will be adequate in accordance with the standard required by Energy Australia for residential distribution.

What is the Community Property?
The developer has subdivided the blocks using Community Title. This allows a Community Association to be set up under the community management statement. This in turn provides for each lot to pay an annual levy (currently set at $200.00) to the community association for the purposes of maintaining community property. This includes the maintenance of the water treatment facility and reservoir tanks and bushfire hazard reduction. There are no community facilities such as tennis courts, pools or common facilities.

When do I have to pay stamp Duty?
The stamp duty must be paid within 3 months following the exchange of contracts or on settlement, whichever occurs first.
When do I settle?
You will be notified once the blocks have been registered, the developer will write to your solicitor and you will have 2 weeks from that date to settle.
